Foundation Repair in Wetumpka, AL

Wetumpka sits on the Coosa River where it tumbles down through the last set of falls before joining the Tallapoosa to form the Alabama River. The town has a foundation profile that’s distinct from Montgomery and Prattville because of three factors: the proximity to the Coosa River, the bedrock geology that’s closer to surface here than further south, and the mix of historic homes near the river with newer subdivisions on the higher ground.

Riverside and Historic Wetumpka

Homes within sight of the Coosa River — the historic Riverside neighborhood, parts of downtown Wetumpka, and the older streets along Company Street and Hill Street — tend to be older crawl space construction. Many were built in the early 1900s; some are older than that.

These homes face foundation issues that are partially familiar (failing brick piers, rotted sill plates, termite damage) and partially specific to riverfront property:

  • Periodic flooding events — even with the upstream Coosa dam system, major rainfall events have produced flood lines in Wetumpka homes within memory
  • Permanent high water table in homes on lower benches near the river
  • Bank erosion concerns for properties right on the bluff
  • Higher-than-typical chronic moisture in crawl spaces

Our approach with riverside Wetumpka homes is similar to historic Montgomery and Prattville work, but with extra emphasis on moisture control and flood resilience.

Higher Wetumpka — Newer Subdivisions

The newer Wetumpka — the developments out toward the Bonnie Crest and Country Club areas, the homes along U.S. 231 north, and the growth out toward Eclectic — is mostly slab-on-grade on more variable soil than Montgomery sees. Some areas have decent drainage and minimal expansion problems. Others have classic Black Belt issues.

Wetumpka also has more areas where bedrock comes close to the surface than Montgomery does. This sounds good (bedrock = stable), but it can actually create its own problems: shallow soil over bedrock means water pools above the bedrock during rain, creating a temporary saturated layer that can cause unusual foundation issues.
